While applying for a home loan in Los Angeles, you might think to look into popular government-insured programs like FHA loans. But have you thought about applying for a USDA home loan?

What is a USDA Loan?

USDA loans are insured by the US Department of Agriculture (USDA). Originally, the USDA loan program was called the “Rural Development Guaranteed Housing Loan” program. Because a USDA loan is backed by the government, lenders are able to offer you amazing advantages that you would not get with conventional financing. You could even move into an LA home with zero down.

Applying for a USDA loan in Los Angeles might sound odd. Los Angeles is home to around 4 million people after all, and practically defines “sprawl.” How could you qualify for a rural housing loan? Well, it all comes down to the fact that what “rural” means to you and what “rural” means to the USDA are not necessarily the same.

According to the USDA, if an area’s population is no more than 35,000, it is “rural,” even if you might think of it as “suburban.” That means that there are areas near LA where you may qualify for this type of loan and be able to reap the benefits.

Los Angeles USDA Loan Benefits

With a USDA loan, you may be able to move into a new home in Los Angeles with zero down payment.

You can look forward to paying a low, fixed mortgage rate.

Your closing costs should be low compared to what they might be for a corresponding conventional loan.

Credit qualifications are flexible, so you can still qualify for all these great benefits even if your score is not perfect.

While you may need to purchase private mortgage insurance (PMI), discounts on your premiums may be available.

Whether you want to buy an existing home, build one, make repairs or upgrades, or even buy land for a future home, a USDA loan can provide you the affordable financing you need.

Are You Eligible for a Los Angeles USDA Loan?

To qualify for a USDA loan in LA, you must meet these requirements:

You need to be a legal resident of the US.

USDA loans do carry income caps, so your income will need to fit under those limits.

You need to be shopping for a home which is in a “rural” location. This is according to the USDA’s definitions.

Your intended house must be a maximum of 2,000 feet.

There are additional considerations for the house as well in regards to your finances which may be taken into account.

We’ve worked with Shannon and her team twice and both experiences were stellar. The first was buying our first home and she walked us through the process and explained everything along the way to help us get quickly up to speed. The second time we were going for a refi in maybe the most turbulent mortgage market ever as COVID hit. She guided us through all the hurdles and worked double time to satisfy all the lenders new requests. We got a rate a full percent lower. I can’t recommend this team highly enough.read more

Shannon Christenot is the most amazing lender we’ve ever had. As a matter of fact this is the second time we’ve used Shannon to do a mortgage with us. She held our hand every step of the way. She made the whole process stress-free as well. And when we were coming down to the wire to finish our escrow within the 30 days she got us an extension Without even asking. Now we are locked into a very low rate. We’ve saved hundreds of dollars per month for the next 30 years. We cannot Thank Shannon enough. I would recommend Shanon to anyone thinking of buying a home or refinancing.read more

Working with Shannon was a real pleasure. She was always available and got back to me promptly with any necessary information. I was able to refinance my mortgage at a rate considerably lower than another larger company quoted who I had started working with. I look forward to working with Shannon again and I highly recommend her to anyone looking for a competent and decent mortgage broker.read more

As first time home buyers we had no idea what we were doing. We were pre-approved by a well known company but quickly discovered that we absolutely did not want to work with them for the actual mortgage. Shannon was recommended to us by a friend and I called on a Saturday morning. By Saturday evening we were well on our way to buying a house (we closed three days ago!). Shannon made navigating these foreign waters so easy, answering all of our newbie questions with patience and grace. Plus she got us a fantastic rate. We are so grateful for Shannon and can not recommend her enough. WE OWN A HOME!!read more

I always go back to Shannon because she is one of the best in the business! I've worked with Shannon over the years, however, she outdid herself in my last deal. She was so professional, caring and effective that my clients were comparing everyone else in the deal to Shannon. More importantly, we were ready to fund in less than two weeks. Once again, Shannon affirmed my belief in her that she always rises to the occasion. Thank you for being the best!read more
