We recently helped a self-employed real estate investor secure financing on a unique property that included a legal single-family residence with an additional unpermitted second unit.

Because the borrower reported little to no qualifying income on their tax returns, traditional financing options were limited. Instead, we utilized a Debt Service Coverage Ratio (DSCR) loan program, which allowed qualification based on the property's rental income rather than the borrower's personal income.

By leveraging rental income generated from both units, we successfully structured and funded a second mortgage that met the investor's financing goals without requiring traditional income documentation.
